How Powerhouse grew 36% with Onsite

Powerhouse Management runs a portfolio of 30 residential buildings across Auckland. Like many growing building managers, they hit a familiar problem: the economics of smaller buildings made it hard to justify a proper building management system, so different buildings ran on different tools - MYBOS in some, Google Sheets in others. The team had to context-switch between systems constantly, and Carlos had no single view across the portfolio.

In the three years since moving to Onsite, Powerhouse has grown their lots under management by 36%.

The economics that finally made it work

The turning point was pricing. Smaller buildings in the Powerhouse portfolio didn’t generate enough revenue to justify a per-building BMS subscription. Onsite’s flexible pricing model changed that equation, making it viable to bring every building onto one platform regardless of size. Three years on, the product itself has become the reason to stay - Onsite has since surpassed the capabilities of the tools Powerhouse left behind.

They started with one or two buildings as a pilot, proved it worked, and moved the whole portfolio across.

Powerhouse came on early, and that relationship has shaped the platform. Their feedback has informed how Onsite handles portfolio-scale operations, and the product has evolved to reflect what teams like theirs actually need day-to-day.
