Terms of Use
Onsite Resident app
Last updated: 25 June 2026
The gist
You’re using Onsite Resident because your building uses Onsite. The app is free for you. These terms keep things fair: use the app sensibly, be respectful to others, and we’ll keep it running. Here’s the plain-English version — the sections below add the detail.
- You need to be 16 or older.
- You sign in with a one-time code sent to your email. Keep your account to yourself.
- Use the app for what it’s for, and don’t misuse it or other people’s information.
- Anything you submit (like a maintenance request) is shared with your building manager so they can act on it.
- We try to keep the app working but can’t promise it’s perfect or always available.
- Your rights under Australian Consumer Law still apply — nothing here takes them away.
1. Who we are
The Onsite Resident app (the “app”) is operated by Onsite FM Pty Ltd (ABN 72 668 055 338, ACN 668 055 338) (“Onsite”, “we”, “us”). Your building may show the app under a different name (for example Pellicano Living or ActiveHub NZ), but it’s the same app, run by us, and these terms apply.
By using the app, you agree to these terms and to our Privacy Policy. If you don’t agree, please don’t use the app.
2. Using the app
You need to be at least 16 to use the app. Your access comes through your building’s arrangement with Onsite or your building manager, so it depends on that arrangement staying in place. We may add, change or remove features over time.
3. Your account
You sign in using a one-time code sent to your email address. Please keep your account and device secure — you’re responsible for what happens under your account. Let us know at support@onsite.fm if you think someone else has accessed it.
4. Being a good neighbour
Please use the app for its intended purpose and don’t:
- use it for anything unlawful, harmful or dishonest;
- post content that’s false, abusive, harassing or that infringes someone’s rights;
- try to access accounts, buildings or information you’re not entitled to; or
- interfere with the app or try to break, copy or reverse-engineer it.
If someone misuses the app, we may suspend or remove their access.
5. What you submit
When you submit something through the app — a maintenance request, a booking, a message — you’re giving us permission to store and process it so we can run the app and pass it to your building manager. Please make sure what you submit is accurate, and remember that your building manager can see it.
6. Payments
The app is free for residents. If we add payments later (for example for bookings or fees), they’ll be handled by Stripe, and Stripe’s terms will apply at that point. We don’t store full card details. Anything you owe your building, owners corporation or body corporate is between you and them.
7. What we can and can’t promise
We work to keep the app available and reliable, but we can’t promise it will always be available, error-free or uninterrupted. We may pause it for maintenance, updates, or for security or legal reasons.
8. Our stuff
The app and its software, design and branding belong to us (or our licensors) — your own content stays yours. You can use the app for its intended purpose, but please don’t use our name, logos or branding without our permission.
9. Your consumer rights, and our liability
Your rights under the Australian Consumer Law still apply, and nothing in these terms takes them away. Where the law allows us to limit our liability for those guarantees, we limit it to re-supplying the service (or paying to have it re-supplied).
Beyond that, and to the extent the law allows: we provide the app “as is”, and we’re not liable for indirect or consequential loss, or loss of data, profits or goodwill. Because the app is free to you, our total liability to you is limited to AUD $100.
10. Ending your access
You can stop using the app any time, and ask us to delete your account at support@onsite.fm. We may end or suspend your access if you break these terms, if your building’s arrangement with us ends, or if we stop offering the app. The sections that should naturally continue (5, 8, 9) keep applying afterwards.
11. Changes
We may update these terms from time to time. The current version will be in the app or on our website, and we’ll take reasonable steps to let you know about important changes. If you keep using the app after a change, that means you accept the update.
12. Governing law
These terms are governed by the laws of New South Wales, Australia, and the courts there.
